Membership Level Guidelines

Director Membership/Managing Director

KWC Managing Directors/Directors may only meet some of the following guidelines. In order to be considered for KW Commercial’s Director Level Membership, you should:

1. Have at least three years of commercial real estate experience (preferably multiple disciplines), and have completed at least 10 commercial transactions or have an annual commercial transaction volume of at least $2 million.
2. Provide at least three commercial references (i.e. customers, clients, cobrokers) to your operating principal (OP) or team leader (TL) at the time of application.
3. Become or join CCIM, SIOR, or other professional commercial organizations within the next 18 months.
4. Gain approval for Director membership, in writing, by your OP or TL.

*Additionally, Managing Directors will also be responsible for managing the commercial operations within the market center including training and support of commercial agents. (Directors will be the point person for all referral business within the market center)

Associate Membership

In order to qualify for KW Commercial’s Associate Level Membership, you must:
1. Gain approval for Associate membership, in writing, by your OP or TL.
2. Commit to attend all KW Commercial real estate training programs during the first year.

Team and Group Memberships

Agents joining KW Commercial may add members of their team or group at a 50 percent discount on each additional membership at either the Associate or Director level. Each agent must submit a separate application.


Membership Payment Options

Upfront Payment

MANAGING DIRECTOR/DIRECTOR — $1,500 for 16 months of membership
ASSOCIATE— $900 for 16 months of membership

Quarterly Payment (credit card only option)

MANAGING DIRECTOR/DIRECTOR — payment of $375/quarter for 12 months of membership
ASSOCIATE — payment of $225/quarter for 12 months of membership

Transaction Payment

MANAGING DIRECTOR/DIRECTOR — $200 upfront fee plus 2.5% of all residential and commercial transactions until membership fee of $1,800 is paid for a 12 month membership period. ($1,800 + 200 = $2,000 total)
ASSOCIATE — $200 upfront fee plus 2.5% of all residential and commercial transactions until membership fee of $1,500 is paid for a 12 month membership period. ($1,500 + 200 = $1,700 total)
(ie $8,000 commission *2.5% = $200 applied towards membership fee. If under team/group membership, $200 upfront fee remains the same. Only remaining membership fee is at 50% discount).
